How Are the Deposit, Purchase Price, and Closing Costs Paid?


In most Mazatlán real estate transactions, the deposit, purchase price, and many closing costs are typically paid in Mexican pesos.


Here are the most common situations:

  • If the buyer transfers funds from a Mexican bank account, the money is normally paid and received in Mexican pesos, unless the buyer has a Mexican bank account denominated in U.S. dollars, which is relatively uncommon.
  • If the buyer sends funds from a Canadian or U.S. bank account to a Mexican bank, the funds are generally converted and credited in Mexican pesos.
  • Only when funds are transferred from one foreign bank account to another foreign bank account, such as from Canada to Canada or from the United States to the United States, would the payment typically remain entirely in U.S. dollars.

For this reason, most real estate purchases in Mexico are ultimately completed in Mexican pesos, even if the property was originally listed in U.S. dollars.
